Overview
This role supports the organization’s Corporate Real Estate team as a Real Estate Portfolio Strategist.
Position involves optimizing a portfolio of owned and leased real estate comprised of over 1,500 locations totaling approximately 47m square feet.
Work arrangement: Remote or Hybrid if you live near HQ in Newport News, VA.
Responsibilities
- Drive a manage-to-market mentality for the portfolio by leveraging market analytics to strategically manage the lease portfolio and improve financial outcomes.
- Create valuation opinions, metro analyses, and buy-vs-lease scenarios, using data considerations to optimize portfolio performance.
- Develop a strategic, actionable portfolio-wide plan to take advantage of market cycles and improve leverage for negotiations.
- Partner with developers/landlords, government agencies, and other real estate consultants as needed, and coordinate with internal teams including Finance, customer groups, and executive teams.
- Communicate regularly with internal stakeholders by providing detailed reports and presentations on portfolio performance and recommendations.
- Analyze current and potential investments to determine suitability for the portfolio using location and market-level financial performance.
- Oversee and deliver consistent processes using a playbook methodology.
- Review financial modeling tools and outputs to ensure completeness and accuracy.
- Maintain a strong sense of urgency with high expectations around driving costs through the company P&L and preparing for future growth.
- Ensure Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) are established project-wide, including solicitation of Net Promoter Score (NPS) as a performance measurement.
- Deliver best practices to achieve maximum customer satisfaction and performance.
- Research and stay current on financial market trends and economic indicators.
- Positively engage with internal associates across Real Estate and Facilities and with internal/external partners.
Preferred Qualifications
- Bachelor’s or master’s degree in finance, business management, real estate, or a similar field, with 5–7+ years’ experience in strategic Transaction Management or Portfolio Management positions.
- Experience with high profile projects with operational expense or asset value up to $750M.
- Ability to engage stakeholders on projects, including internal and external partners up to and including the Executive team.
- Strong skills in financial analysis, budgeting, relationship building, time management, risk mitigation, planning, and communication (written and verbal).
Compensation & Benefits
Pay Range: Actual pay may vary by location and will depend on qualifications and prior experience.
Estimated ranges are displayed monthly for salaried roles (or hourly for all other roles). This role is Bonus or Incentive Plan eligible.
