Overview
This organization is building its first remote analytical seat to support continuous screening, underwriting, and packaging of bridge deals. Work will be owned end to end, with deliverables reviewed and decided on by senior leadership rather than handled through an additional analyst layer.
The role bridges two priorities on the same deals: outward packaging to support participation sales to co-lender partners, and inward protection of the retained position through lender-side analysis.
Responsibilities
Screening & underwriting
- Underwrite income-producing real estate using primary documents (rent rolls, operating statements and T-12s, capex budgets, leases) and identify gaps or overstated items.
- Build financial models from scratch, including cash flow projections, debt sizing, IRR and NPV, sensitivity analyses, and downside cases.
- Perform lender-side analysis and sizing, including loan sizing, DSCR, debt yield, LTV/LTC, interest reserves, recourse and structure, and bridge versus permanent considerations.
- Provide an initial view on inbound deals quickly enough to keep pace with a bridge lender’s timeline.
Packaging & participations
- Produce credit memos, investment summaries, and participation packages that a co-lender can read and act on.
- Present the deal favorably and accurately while making retained risk clear.
- Support refinancings, dispositions, and other transaction workstreams as they arise.
Analysis & recommendation
- Complete the analysis with a recommendation and supporting reasoning, including when the recommendation is to pass.
- Manage several live deals at once without losing detail.
- Keep a busy senior sponsor informed in writing proactively, without needing to be chased.
Process & tools
- Convert repeated work into standard models, templates, and reusable packages to make each new deal faster than the last.
- Apply AI and automation where it genuinely speeds up the workflow.
Qualifications (Required)
- From-scratch financial modeling in Excel (CRE modeling experience expected): cash flows, debt sizing, IRR/NPV, sensitivities, plus the ability to explain and defend assumptions. Equity-side acquisitions and capital-planning FP&A backgrounds count; pure reporting, bookkeeping, or dashboard work does not.
- Underwriting from primary deal documents: rent rolls, operating statements, T-12s, capex budgets, and leases—using them to form conclusions rather than only report results. Property accounting and asset management experience counts if you used documents to reach conclusions.
- Lender-side analysis: experience sizing/structuring debt including loan sizing, DSCR, debt yield, LTV/LTC, interest reserves, and structure, with evidence you personally sized or structured the debt. Strong equity-side candidates who personally ran the debt workstream are welcome. Residential mortgage processing is a different discipline and does not apply.
- Third-party-ready written output: credit memos, IC materials, offering memoranda, or comparable documents that left your company and were acted on by someone outside it.
- US commercial real estate fluency: comfort with US lease structures, US operating statement formats, and US market data sources. Canadian CRE experience transfers; experience only in other markets must include evidence of working to US conventions.
- Genuine remote autonomy: proven ability to run your own working rhythm without daily supervision and to keep stakeholders informed.
- English at professional working proficiency (spoken and written), including the ability to write a memo a US co-lender relies on and to participate in live calls with senior US executives.
Preferred Qualifications
- Multifamily depth, including how unit-level operations drive the numbers. Hospitality, senior living, and student housing experience also transfers.
- Track record of carrying several live deals at once on transaction timelines.
- Examples of a recommendation changing a decision, particularly when going against the room.
- Working use of AI and automation tooling in analytical work, plus an instinct for standardizing what you do twice.
