Overview

This role owns pricing and procurement for construction, maintenance, and turnover work. The position focuses on benchmarking and maintaining pricing to fair market value, defending the price book, and scaling pricing upkeep using data and automation.

Responsibilities

  • Own the Price Book (end to end): Own construction, maintenance, and turnover line-item pricing across every market. Define standards for how prices are built, changed, approved, and published, and keep pricing current on a defined review cycle.
  • Benchmark against the market: Build a repeatable benchmarking program comparing line items to what similar operators with comparable density and volume pay, plus local market rates. Move prices toward fair market value weighted to volume, while avoiding vendor capacity problems.
  • Put a price on more of the work: Expand line-item and flat-rate pricing so more work orders are priced up front instead of billed hourly or handled via one-off bids. Lead the national flat-rate rollout cycle.
  • Negotiate national supplier agreements: Source and negotiate with national suppliers for categories including materials, appliances, flooring, paint, HVAC equipment, and similar items. Set expectations contractors follow in the vendor playbook and drive rebates and discounts benefiting owners, vendors, and the organization.
  • Hold the line on price adherence: Monitor invoices, change orders, and estimates against the price book. Identify root causes of off-book payments and fix pricing, scope, or process so issues are resolved once.
  • Automate pricing upkeep: Partner with Product and BI to build data, dashboards, and AI workflows that keep pricing current, flag outliers, and automatically price new scopes—scaling the price book without adding headcount.

Qualifications

  • 5+ years in pricing, procurement, strategic sourcing, or cost estimating; ideally in residential construction, property management, home services, or facilities
  • Experience building or owning a price book, unit-cost database, or rate card, and keeping it current
  • Working knowledge of typical costs for items such as paint jobs, flooring installs, or HVAC replacements (or ability to determine costs quickly)
  • Strong analytical skills: ability to model pricing scenarios, margins, and volume trade-offs in spreadsheets and BI tools (Sigma, SQL, or similar is a plus)
  • Track record negotiating national or multi-region supplier agreements, including rebate and discount structures
  • Clear communicator able to explain pricing to vendors, customers, and executives and to hold the line when needed
  • Bias toward building systems over manual execution; experience using AI or automation to scale analytical work is a strong plus
  • Comfortable in a fast-moving environment with high ownership and few handoffs
  • Bachelor’s degree in business, construction management, supply chain, finance, or equivalent experience

Preferred Qualifications

  • Experience using AI or automation to scale analytical work

Travel Required

  • Up to 15% for market visits, supplier meetings, and vendor councils.

Location

  • Dallas, TX

Compensation & Benefits

  • $90,000–$110,000
  • Compensation may be adjusted based on experience, skills, and interview performance.

Benefits package includes:

  • Generous PTO policy
