Overview
A vacation rental management organization is seeking a Revenue Manager to oversee pricing, occupancy, and revenue strategy for a portfolio of over 130 luxury vacation rentals across Florida, including markets such as St. Pete, Tampa, Anna Maria, and Orlando. This full-time remote role prefers candidates located in Florida.
Responsibilities
- Manage dynamic pricing across the entire portfolio using PriceLabs, including base rates, seasonal curves, minimum stays, gap fills, and lead-time strategies.
- Monitor pacing and booking velocity daily to identify underperformance early.
- Develop and implement pricing strategies tailored to each property and market.
- Adjust pricing around local demand events and broader market changes.
- Manage promotional strategies across more than 30 booking channels.
- Collaborate with the team to improve underperforming listings by addressing pricing and listing quality.
- Prepare monthly owner revenue reports detailing occupancy, Average Daily Rate (ADR), Revenue Per Available Rental (RevPAR), and changes.
- Provide realistic revenue projections to support the sales team in acquiring new owners.
- Partner with operations to address revenue issues related to cleaning, maintenance, or photography.
Requirements
- Minimum of 3 years of dedicated revenue management experience in vacation rentals, short-term rentals, or boutique hotels.
- Proficiency with PriceLabs; experience with Wheelhouse, Beyond, or RevMax is transferable but candidates must be able to work in PriceLabs immediately.
- Experience with Property Management Systems (PMS) such as Guesty, Track, Hostaway, or Streamline.
- In-depth knowledge of Online Travel Agencies (OTAs) including Airbnb, Vrbo, Booking.com, and Expedia, with understanding of ranking, promotional mechanics, and fee structures.
- Strong analytical skills with the ability to interpret pacing reports and forecast trends.
- Direct communication style and proactive approach to pricing decisions.
- Ability to work independently in a remote environment.
Preferred Qualifications
- Experience managing multi-market portfolios.
- Familiarity with Business Intelligence tools such as Tableau, Power BI, or Looker.
- Background in building revenue management processes from the ground up.
Compensation & Benefits
- Base salary of $60,000.
- Performance bonus up to 20% of base salary, linked to portfolio RevPAR and occupancy targets.
- On-target earnings approximately $72,000.
