Overview

Reporting to the Director, Valuation Advisory, the organization is seeking a Real Estate Debt Valuation Analyst to join the valuation team in Irvine, United States. This role supports debt valuation, appraisal review, and appraisal management across a range of commercial real estate assets.

Compensation Range: $60,000 to $80,000 USD

Responsibilities

  • Analyze property, market, and submarket information to support debt valuation and appraisal activities, including researching comparable sales, assessing underlying collateral performance, and developing reasonable valuation assumptions.
  • Build discounted cash flow models primarily in Excel and develop familiarity with ARGUS Enterprise for underlying collateral valuations, using rent rolls, operating statements, tenant sales, and other financial information.
  • Review loan documents (including investment committee memos, loan agreements, and promissory notes) and external third-party appraisal reports; identify relevant information and incorporate property-specific adjustments based on collateral performance and business plan execution.
  • Coordinate client workflow by coordinating asset management calls, reviewing lender packages and asset summaries, managing additional information requests, and communicating proactively with clients and internal stakeholders.
  • Understand the market by monitoring capital markets developments (including Bloomberg) and understanding how Federal Reserve decisions, Treasury rate movements, and loan spread changes influence commercial real estate debt.
  • Develop through structured onboarding and professional development training, including business practices and ethics, USPAP and basic appraisal principles and procedures, and ARGUS certification.

Requirements

  • Analytical foundation: Interest in commercial real estate, finance, valuation, or a related area; ability to work with financial and market information; comfort learning new concepts and applying analytical thinking to understand how property performance and loan structures influence valuation.
  • Technical skills: Proficiency with Microsoft Excel, including VLOOKUPs, INDEX/MATCH, and pivot tables. Exposure to ARGUS Enterprise is an asset.
  • Attention to detail: Care with financial information, documentation, and analysis; ability to review detailed information, identify relevant data, and apply sound judgment when working through valuation assumptions and supporting materials.
  • Communication skills: Clear and proactive communication, including flagging when support is needed or when deliverables may be delayed; exposure to business writing and the ability to work effectively with internal team members and clients.
  • How you work: Ownership of work while knowing when to ask questions and collaborate; comfortable working independently and as part of a team in a professional or academic setting.

Preferred Qualifications

  • Progress toward or interest in USPAP knowledge and appraisal principles.
  • Interest in building valuation and modeling capabilities through hands-on experience with discounted cash flow modeling and commercial real estate debt analysis.

Compensation & Benefits

  • Base pay range: $60,000 to $80,000 USD
  • Additional compensation may include bonuses, equity, benefits, and other incentives (where applicable).
