Overview
A real estate-focused organization is seeking a Real Estate Debt Valuation Analyst to join their Irvine and/or Los Angeles office. This role offers an opportunity to gain experience in debt valuation, appraisal, appraisal review, and appraisal management across all property types. The position involves learning debt and property-level underwriting, discounted cash flow modeling, and capital stack structures. Additionally, the role includes managing client workflows, loan document review, asset management, client communications, and data requests.
The analysis work includes valuing debt both as a liability (mortgage payables) and as an asset (mortgage receivables), working with institutional commercial property investors and debt funds.
Responsibilities
- Manage administrative tasks related to debt valuation and appraisal management, including asset management call scheduling, lender package reviews, and asset summary reviews.
- Conduct market analysis for subject properties by gathering and analyzing market and submarket data.
- Apply judgment to determine reasonable valuation assumptions for each deal.
- Prepare discounted cash flow models primarily using Excel and become familiar with ARGUS Enterprise for collateral valuations.
- Analyze client-provided data such as rent rolls, operating statements, tenant sales, and other financial information to assess risk associated with underlying collateral.
- Review and understand various loan documents including investment committee memos, loan agreements, promissory notes, and third-party collateral appraisal reports.
- Incorporate property-specific adjustments based on collateral performance and business plan execution.
- Utilize research resources, including Bloomberg, to monitor capital market changes and their impact on loan originations.
- Collaborate with the debt team to understand Federal Reserve commentary, treasury rate movements, and loan spread dynamics.
- Complete onboarding training including core competency training, business practices and ethics, USPAP, basic appraisal principles, and become ARGUS certified.
Requirements
- University or college degree in Real Estate, Finance, or a related field preferred but not required.
- Minimum GPA of 3.5.
- Internship experience within the commercial real estate industry is an asset.
- Experience with ARGUS software is an asset.
- Proficiency in Microsoft Excel, including v-lookups, Index/Match, and pivot tables.
- Exposure to business writing.
- Strong attention to detail.
- Ability to communicate proactively, especially when behind on deliverables or seeking assistance.
- Experience working independently and collaboratively in professional or academic settings.
Compensation & Benefits
- Base salary range: $55,000 to $85,000 USD.
- Actual offers may vary based on experience, market conditions, and other factors.
