Overview
This role supports a portfolio of ambulatory healthcare real estate as an investment. You will own how the owned assets perform and advise on what the client should buy, sell, fund, and lease—along with the rationale for each recommendation.
Responsibilities
Own owned asset performance
- Set the strategy for each owned asset, recommending whether to hold, lease up, reposition, or sell.
- Track net operating income, occupancy, rent roll, and expense variance; explain what drives the numbers and what actions you will take.
- Lead the annual business plan and the operating and capital budget for the owned portfolio.
Guide acquisitions and dispositions
- Evaluate acquisition opportunities and provide clear recommendations supported by underwriting.
- Build the case for each disposition, including timing, pricing expectations, and the use of proceeds.
- Partner with transaction management on broker selection, marketing, and execution.
Direct capital spending
- Recommend where capital should be deployed based on return, risk reduction, and tenant needs.
- Review capital plans and project scope with property management; track spend against the approved budget.
Reduce vacancy
- Set leasing strategy for vacant and expiring space, including target tenants, rate ranges, and concession approach.
- Work with lease administration on expiration and renewal strategy to identify roll risk early.
- Review leasing and broker recommendations and hold the team to the plan.
Partner with the client and account team
- Provide reporting on portfolio risk, opportunity, and budget status to the Chief Growth Officer/Treasurer.
- Prepare approval packages for strategy, budget, and significant capital decisions.
- Partner with the client’s Real Estate System Administrator and the account team to ensure the system of record is accurate, complete, and trusted; report based on that system rather than spreadsheets.
- Coordinate with property management on delivery against the approved plan; coordinate with energy and procurement on operating cost and sourcing opportunities.
- Report directly to the Asset Management Services (Americas) team and indirectly to the Account Director, keeping both informed of client priorities, risks, and escalations.
Requirements
- Eight or more years in asset management, portfolio management, or investment management for institutional or corporate real estate.
- Healthcare or medical office experience is strongly preferred.
- Demonstrated track record preparing and presenting regular business plans, investment proformas, hold and sell analysis, and disposition strategy.
- Experience evaluating acquisitions and directing leasing and transaction activity with brokers and transaction teams.
- Experience operating within a client governance framework, including formal reporting and delegated authority.
Preferred Qualifications
- Professional qualification such as MRICS or CFA, or an equivalent.
Skills
