Overview

Position: Specialist, Customer Accounts

Compensation: For work performed in Colorado, the salary range is $21-$24 per hour plus bonus potential. Eligible to participate in the organization's benefits plan, which includes health, vision, dental, and pet insurance. Reports To: Manager, Customer Accounts

This role involves managing rent collection, delinquency notices, resident communications, and accounts payable for an assigned portfolio of 6-8 conventional and student housing communities. The position is part of a centralized services team and may be performed remotely or at the headquarters office in Denver, CO. Collaboration with onsite team members is essential to provide consistent and excellent customer service to current and prospective residents.

Responsibilities

  • Manage automated issuance of rent reminders and delinquency notices for assigned communities.
  • Initiate phone and email communications with delinquent residents, co-applicants, or guarantors.
  • Assist residents with ledger discrepancies and posting/removal of charges as directed by Community or Portfolio Managers.
  • Provide information on payment plans and rental assistance programs when applicable.
  • Issue move-out statements to vacating residents.
  • Process community accounts payable and receivables, including posting purchase orders and invoices.
  • Oversee vendor credentialing for new and unregistered vendors through the credentialing platform.
  • Submit expense reclassifications and accruals as directed by the property accounting team for monthly financial reporting.
  • Assist community teams with lease and charge audits.
  • Respond efficiently and courteously to all resident and community requests.
  • Pursue educational and developmental growth opportunities.
  • Perform other duties as assigned based on business needs.

Preferred Qualifications

  • 3 to 5 years of experience in property management.
  • 1 to 2 years of experience with property-level accounting and resident account management.
  • High school diploma or GED required; bachelor's degree preferred.
  • Consistent professional customer service skills.
  • Excellent written communication skills, especially concise and relevant messaging.
  • Strong attention to detail and accuracy.
  • Working knowledge of Yardi or Entrata preferred.
  • Ability to manage multiple projects in a fast-paced environment.

Work Environment and Physical Demands

  • Primarily office-based work with frequent exposure to apartment buildings, property amenities, and outdoor elements including varying weather conditions.
  • Physical requirements include regular use of hands for typing and handling, talking, hearing, standing, walking, reaching, climbing, stooping, squatting, and sitting.
  • Must be able to access all interior and exterior property areas and work in all weather conditions such as rain, snow, heat, hail, wind, and sleet.
  • Ability to push, pull, lift, carry, or maneuver items up to 20 pounds.
  • Vision requirements include close, distance, color, peripheral vision, depth perception, and ability to adjust focus.
  • Routine local travel may be required for training, client visits, or other responsibilities.
  • Occasional overnight travel may be necessary for company functions, training, property visits, or special projects.
