Overview
A senior-level financial modeling analyst position is available within a financial planning and analysis (FP&A) capital group focused on gigawatt-scale data center development and legacy asset investment portfolios. This role involves building and maintaining complex financial models to support large-scale data center projects and their placement into REIT/SREIT investment structures. The position requires collaboration with investment, development, and sales leadership and includes presenting findings to senior executives.
Responsibilities
- Build, maintain, and update detailed business case financial models for new greenfield gigawatt-scale developments and large hyperscale client deals
- Develop valuation and capital release models for legacy data centers being integrated into REIT/SREIT structures
- Model debt financing, capital structures, equity waterfalls, and multi-entity investment vehicles
- Perform financial analyses including IRR, NPV, cash flow, sensitivity, and scenario analysis
- Assess the financial impact of large anchor tenant deals on project economics and capital efficiency
- Update models with actual results and revised forecasts, comparing against original business cases
- Collaborate with Investment, Development, and Sales teams on DevCo formation, capital structuring, and deal execution
- Prepare executive-level PowerPoint presentations for senior leadership and global headquarters
- Ensure financial models comply with investor and lending requirements
Requirements
- 8–10 years of progressive experience in financial modeling and capital budgeting
- Advanced proficiency in Excel, including pivot tables, dynamic arrays, Power Query, and data tables
- Strong background in data center finance, infrastructure, or large-scale real estate investment
- Proven ability to translate ambiguous commercial and operational inputs into structured, decision-ready financial models
- Excellent executive communication and presentation skills
- Ability to work independently in a fast-paced, high-demand environment
- Flexibility to attend early-morning meetings (7:30–9:30 AM CT/ET) to coordinate with India-based leadership
Preferred Qualifications
- Experience in data center development or hyperscale infrastructure
- Familiarity with project finance, DevCo/JV structures, and capital stacking
- REIT/real estate investment trust modeling experience
- Knowledge of revenue recognition in long-term contracts
- Experience with CBRE, JLL, or similar firms
- Experience supporting investor and lending bank reporting
Education
- Bachelor's degree in Finance, Accounting, or a related field required
- MBA or CPA preferred

- Base salary range: $140,000–$160,000
- Annual bonus: 13%
