- Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
- Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable extraordinary assumptions or hypothetical conditions.
- Analyze income property fundamentals, including rent rolls, operating expenses, NOI, cap rates, and discounted cash flow (DCF) assumptions.
- For construction and development loans, compare budgets, draws, and completion status against as-complete value conclusions.
- Recommend a value for each relevant premise (as-is, as-complete, as-stabilized, disposition) suited to the loan’s stage: origination, performing, default, workout, or REO.
- Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
- Recommend additional work when information is insufficient, such as new appraisal, inspection, environmental, or engineering reports.
