Overview

This role is part of a rapidly growing self-storage real estate investment platform backed by a single high-net-worth investor/family office. The organization operates a national self-storage portfolio and is building institutional-grade FP&A processes, reporting, and analytics to scale the platform from 70+ stores to several hundred.

FP&A is central to how the team operates. This position is expected to own and continuously build the financial performance and investor reporting system—along with the data pipeline and AI-assisted workflows that make monthly reporting consistent and scalable.

Preferred locations: Austin, TX; New York, NY; or Chicago, IL.

Responsibilities

  • Own the portfolio’s financial performance end to end, including:
    • Revenue, expenses, capital, and budget
    • Operator accountability and performance management
    • Investor reporting and budget/variance commentary
  • Ingest and normalize monthly and weekly operator financial and operating packages from multiple third-party property managers.
  • Build automated validation checks to catch missing data, misclassified expenses, and reconciliation breaks before information reaches leadership.
  • Track and analyze standard self-storage KPIs by store, operator, market, and fund.
  • Develop an early-warning framework using leading indicators to flag struggling properties before NOI misses.
  • Benchmark stores against budget, prior year, underwriting, peer stores in the portfolio, and local market comps.
  • Manage the annual budget process with operators and run monthly reforecasts.
  • Diagnose variance drivers at the line-item level, including (as applicable):
    • Occupancy, street rate, in-place rate/ECRI, concessions, fees, bad debt
  • Convert material variances into time-bound fix plans with named owners, specific actions, and target dates; track progress to resolution with operators.
  • Identify revenue enhancements (e.g., rate/ECRI optimization, occupancy and conversion gains, fees, tenant insurance, ancillary income) and cost reductions (e.g., payroll, marketing efficiency, R&M, utilities, vendor contracts, property tax appeals), sized and prioritized by NOI impact.
  • Lead monthly and quarterly performance reviews with third-party operators, challenge results versus budget, align corrective actions, and hold operators accountable.
  • Produce monthly and quarterly investor reporting packages, including:
    • Portfolio summary, fund- and store-level performance
    • Budget variance commentary and watch lists
    • Capital projects and acquisition/development updates
  • Write clear variance commentary explaining what happened, why it happened, and what actions are being taken.
  • Support ad hoc analysis for the Principal, lenders, partners, and the acquisitions team, including underwriting look-backs.
  • Design and build AI skills, agents, and automated workflows that ingest operator files, normalize data, run variance diagnostics, and draft reporting.
  • Create reusable templates and prompt-driven workflows so the monthly process scales from 70+ stores to several hundred with minimal disruption.
  • Implement data-quality and review controls to ensure all investor reporting output is traceable and correct.
  • Stay current on AI tooling and identify where it can reduce manual work across asset management, acquisitions, and finance.

Requirements

  • 5–8 years in FP&A, asset management, or investment/portfolio analysis, with at least 3 years in self storage at an institutional owner, REIT, operator, or fund.
  • Hands-on knowledge of self-storage operations and economics, including:
    • Revenue management and ECRI programs
    • Occupancy and rate dynamics
    • Delinquency and auctions
    • Drivers of store-level NOI
  • Demonstrated track record owning budgets and reforecasts and translating variances into actionable plans.
  • Experience working with third-party property managers and normalizing reporting across operators (e.g., SiteLink/storEDGE, Yardi, or similar).
  • Demonstrated experience building with AI (Claude preferred), including AI skills/agents and prompt-driven workflows that automate recurring financial processes end to end; plus BI tools (Power BI, Tableau, or similar). Be prepared to share examples.
  • Advanced Excel and financial modeling; comfort working with large, messy data sets.
  • Experience producing institutional-quality reporting for investors, lenders, or an investment committee.
  • Strong written communication skills—ability to turn numbers into a clear story and plan.
  • Bachelor’s degree in finance, accounting, economics, real estate, or a related field.

Preferred Qualifications

  • Experience with Python or SQL.
  • Exposure to acquisitions underwriting, lease-up/development tracking, or lender reporting and covenant compliance.
  • Experience building or standing up an FP&A/reporting process at a fast-growing platform.
  • MBA, CFA, or CPA (or progress toward one).

Compensation & Benefits

  • Bonus tied to NOI growth, portfolio KPIs, and individual objectives.

Location

Preferred: Austin, TX; New York, NY; or Chicago, IL.
