Overview
This role is an accounting leadership position designed to oversee an accounting function executed primarily through AI agents and automation. The Accounting Manager owns the accuracy, quality, and timeliness of accounting outputs for an assigned book of work, directing AI workflows, reviewing results, and ensuring balances are properly reconciled before financials are issued.
Work spans accounts payable and receivable, corporate accounting, client onboarding and offboarding, and review of property financials. You will collaborate with a small group of Accounting Managers and coordinate closely with the CFO, engineering, and AI-enabled accounting tools.
Responsibilities
- Own the accounting for an assigned book of work executed primarily through AI agents running on the organization’s property-management software platform (alongside AppFolio), including:
- Directing, supervising, and quality-controlling agent output rather than performing each task manually.
- Use AI to tackle complex reconciliations, investigate accounting problems, and automate work that traditionally takes hours of manual effort.
- Prepare and review journal entries and reconciliations; review AI- and system-generated entries and reports for accuracy, completeness, proper coding, and compliance with U.S. GAAP before reliance.
- Identify, investigate, and resolve exceptions flagged by agents or surfaced during review, and determine when human escalation is required.
- Experiment with and improve agent workflows, prompts, rules, and controls in partnership with the CFO and engineering team to improve reliability over time.
- Serve as a knowledgeable check on automation:
- Understand what the agents are doing well enough to catch when outputs are wrong.
- Ensure sign-off only occurs after verification.
Financial Reporting & Close
- Work alongside the other Accounting Managers to ensure financial statements are delivered on time and accurately for the assigned portfolio each period.
- Coordinate the close calendar and hand-offs across the manager group to prevent gaps or duplicated work and to meet dependencies.
- Support monthly, quarterly, and annual close activities and produce financials in accordance with U.S. GAAP.
- Provide the CFO with variance explanations, supporting schedules, and management reporting for lenders, owners, and external tax preparers and auditors.
Reconciliations & Balance Integrity
- Ensure balance-sheet accounts are reconciled and supported by reviewing AI-assisted reconciliations prepared on the platform and by a shared pool of accountants.
- Confirm that AP and AR subledgers tie to the general ledger, and that cash, prepaids, accrued liabilities, intercompany, and interproperty balances are clean before financials are issued.
- Investigate and clear aged, unapplied, or exception items; document resolutions so they can be reviewed and audited.
Functional Areas Overseen
The Accounting Manager provides quality review and sign-off across:
- Accounts Payable & Accounts Receivable: oversight of invoice processing, payment runs, billings, receipts, and related reconciliations; controls over approvals, segregation of duties, and payment authorization.
- Corporate Accounting: oversight of management-company entities’ close, including accruals, prepaids, intercompany activity, account reconciliations, and corporate financial statements.
- Client Onboarding & Offboarding: oversight of accounting workstream when properties and clients come on board or depart, including opening balances, chart-of-accounts mapping and setup in AppFolio, final reconciliations, balance transfers, and clean handoff of records.
- Property Financials Review: review of property financial statements for assigned portfolios before they reach owners, including checks for abnormal balances, misclassifications, and unreconciled items.
Requirements
- Bachelor’s degree in Accounting or Finance (or equivalent professional experience) and solid accounting experience with a strong grasp of general ledgers, reconciliations, and financial statements.
- Strong working knowledge of U.S. GAAP and U.S. accounting practices, including accruals, reconciliations, and month-end close.
- Hands-on experience with AppFolio (property-management accounting), including transacting, configuring, and reporting within the platform.
- Enthusiasm for AI tools (e.g., Claude Code, Codex, ChatGPT, or similar) and belief that technology changes what an accountant can do.
- Analytical mindset and willingness to learn SQL, APIs, and automation (not required to be a programmer, but you must be motivated to apply automation to work that used to take significant manual time).
- Strong review judgment to determine whether outputs are correct and to find errors when they are not.
- Ability to work independently, take ownership of complex accounting problems, and deliver results through systems and coordination rather than through a direct-report team.
- Excellent written and verbal English communication; ability to coordinate with a U.S.-based leadership team and peer managers.
- Ability to work remotely from the Philippines with dependable internet and regular overlap with U.S. Pacific business hours.
Preferred Qualifications
- Experience in U.S. property management, real estate, or multi-entity accounting environments.
- CPA (Philippines or U.S.) or equivalent professional certification.
- Experience with accounting automation, RPA, or AI tooling, or working on a proprietary or custom accounting system.
- Experience onboarding new properties/entities or converting balances from a prior accounting system.
- Comfort working across multiple AppFolio databases/tenants.
Compensation & Benefits
- Compensation and start date are addressed separately in the engagement letter.
Engagement Terms
- This is an independent contractor (1099) engagement, not an offer of employment.
- Services are provided remotely from the Philippines, with working hours coordinated with the CFO to support timely month-end close and reporting.
- As an independent contractor, you are responsible for your own taxes and will provide a completed Form W-8BEN.
