Overview

This role involves serving as Director of Acquisitions & Transactions for the multifamily private equity real estate platform. The position quarterbacks every multifamily deal across the full lifecycle—from the first broker call through LOI, purchase contract, due diligence, closing, ownership, refinance/disposition, and exit.

With a new acquisition cycle underway, the goal is to translate an actively buying platform into a steady cadence of well-sourced, well-structured, and cleanly closed multifamily transactions.

Responsibilities

  • Quarterback every multifamily transaction from first broker call through LOI, purchase contract, due diligence, and closing.
  • Source opportunities with rigor through investment sales broker relationships, direct owner outreach, and proprietary channels.
  • Underwrite and pressure-test deals by forming clear investment theses and delivering decisive go/no-go recommendations.
  • Negotiate LOIs and purchase and sale agreements, owning contract terms alongside outside counsel.
  • Line up debt and equity ahead of LOI execution by coordinating with debt brokers, lenders, and the capital formation team so every deal is capitalized before commitments are made.
  • Own and manage the critical dates calendar for each deal, controlling deadlines, extensions, and contingencies to protect earnest money and buy time without breaking the deal.
  • Command due diligence across physical, financial, legal, environmental, and title workstreams, including managing third-party reports, data rooms, and estoppels.
  • Coordinate lenders, counsel, title, insurance, and internal stakeholders to close cleanly and on schedule.
  • Diagnose issues early and rescue deals that go sideways by renegotiating terms and finding creative paths to close.
  • Lead refinances and dispositions, including timing and broker/lender selection through execution.
  • Drive a disciplined handoff from acquisitions to asset and property management, then track execution against the business plan and original underwriting.
  • Architect and maintain the acquisitions/transactions playbook, including diligence checklists, critical dates calendars, closing protocols, structured handoffs, and post-mortems.
  • Develop and coach rising deal professionals into operators capable of running full transactions independently.
  • Track pipeline activity, deal status, and conversion metrics with disciplined reporting to leadership.
  • Leverage AI tools and technology to accelerate underwriting, diligence review, contract abstraction, and deal tracking.

Requirements

  • 8–12 years of experience in multifamily private equity real estate across acquisitions, transactions, or investment operations.
  • Personally quarterbacked 20+ multifamily closings, including deals that went sideways and were saved.
  • Strong underwriting capabilities with advanced Excel proficiency, including building and auditing acquisition models.
  • Debt market fluency across agency, bridge, and bank financing, with experience lining up capital on tight timelines.
  • Established relationships with investment sales brokers and debt brokers.
  • Deep command of LOIs, purchase and sale agreements, critical dates, deposits, contingencies, and closing mechanics.
  • Working knowledge of legal, debt, construction, and property operations sufficient to challenge advisors and counterparties with credibility.
  • Experience managing refinances and dispositions in addition to acquisitions.
  • Track record of building repeatable deal processes, checklists, and closing protocols.
  • Experience developing and coaching junior acquisitions or transactions professionals.
  • Familiarity with tools such as Argus, CoStar, Yardi, RealPage, DocuSign, and CRM systems for pipeline tracking.
  • AI-fluent, with practical ability to use tools such as Claude and ChatGPT to increase speed and accuracy across the deal process.
  • Pairs IQ with EQ: detail-obsessed on contracts and numbers, yet street smart, likable, and shrewd with counterparties whose interests rarely align with the platform.
  • Legal or real estate paralegal background is a plus.
  • Bachelor’s degree in finance, real estate, economics, business, or a related field preferred.
  • Hands-on driver with a bias toward action, full ownership, and accountability for closed deal outcomes.

Compensation & Benefits

  • Base Salary: Commensurate with experience and market standards.
  • Opportunity for performance-based bonus and/or equity in deals and funds.
  • Comprehensive health, dental, and vision insurance.
  • 401(k) with company matching.
  • Fully remote work environment.
